General Conditions of Reservation
Special Terms for Covid 19
Being understood that the Terms and Conditions are as below described, given the particular period we are experiencing, we invite you to ask us for other more convenient conditions, which we can customize case by case.
In brief this means that:
- You can ask us for customized booking terms. In many cases we can agree with the owners, for you, a very flexible cancellation policy, better than you can imagine for your peace of mind.
- We will refund you in case of governments travel restrictions related to the pandemic Covid 19
- You will not lose your deposit anyway, it will be transferred to a new booking in the future with us. The cost of your holiday will remain the same, regardless of FX movements or future price increases, according to the same price list of the current year. We are also waiving all admin fees for amending dates for bookings affected by Covid19.
Terms and Conditions
1 - Letting
Bookings are made by Rentals in Italy S.r.l. on behalf of the owner or of the property manager at the prices indicated in the price list which accompanies the property information. The prices are based on current market conditions and are expressed in the Euro currency. Prices in different currencies are subject to shifts in currencies exchange rates. Rentals in Italy reserves the right to modify the prices of the price list, in the case of fluctuation of the exchange rate. The services of the Rentals in Italy are exclusively those written down on the present contract.
2 - Payments procedures
They vary according to the destination. For the properties located in Italy and Israel, you will be requested to pay, upon confirmation, the 30% of the total amount required for the booking, the balance is due within 30 or 60 days prior to the arrival date (depending on each property). For the properties located in other countries, the deposit you will be requested to pay, upon confirmation, may vary between the 30% or the 50% of the total amount required for the booking and the balance is always due within 45 or 60 days prior to the arrival date (depending on each property). For bookings made less than 45 and 60 days before arrival the client must pay immediately the whole amount. The booking deposit is required in Euro and can be paid in the following ways:
- Bank transfer
- Credit card
3 - Cancellation and penalty clause
In case of successive cancellation of booking confirmed by yourselves by payment of 30% booking deposit the following penalties are applied:
With regard to the properties located in Italy and Israel:
For bookings with a value of more than € 5,000, the deposit is no longer refundable, the amount paid can be reused for new bookings on other dates (also the following year) subject to availability and any changes in prices.
- If cancellation is notified from the Booking day to 91° day prior to arrival date, the 30% booking fee will be Refunded, less euro 150,00 as Cancelation fees and less Credit Card or Pay PalFees.
- If cancellation is notified from the 90° to the 60° day prior to arrival date, the 30% booking fee will bewithheld.
- If cancellation is notified from the 59° to the 30° day prior to arrival date, penalty will be the 75% of the total amount quoted for thestay.
- If cancellation is notified from the 29° day up to arrival day, penalty fee will be 100% of the total amount quoted for thestay.
With regard to the properties located in other countries:
As above specified a 30% or 50% of non-refundable deposit is required upon confirmation (depending on each property), while the final balance is due within 45 or 60 days prior to the arrival date (depending on each property). However, in case of booking cancellations of a property located in one of these countries, the amount lost can be reused for new bookings on other dates (even the following year) subject to availability and possible change of prices.
Cancellations must be notified by e-mail and will be countersigned by us and sent back to you to confirm that we are aware of the cancellation.
4 - Minimum period and pricesThe minimum letting period is generally 3 days. In particular cases Rentals in Italy S.r.l. reserves the right to accept only bookings of minimum two weeks in the months of July and August. The above-mentioned conditions may vary from property to property. The letting prices are per lodging, expressed in the Euro currency. Prices in different currencies are subject to shifts in currencies exchange rates. Rentals in Italy reserves the right to modify the prices of the price list, in the case of fluctuation of the market.
5 - Arrival and departureThe arrival time is fixed, as a rule, between 4.00 p.m. and 8.00 p.m. unless a different agreement has been made in writing. The departure time is fixed within 10.00 a.m. Every change of arrival date and arrival time must be communicated to Rentals in Italy srl and be approved by Rentals in Italy srl at least 7 days in advance. In case of unavoidable delay of the arrival, the holiday-maker must contact the Rentals in Italy Customer Service between 4 p.m. and 8 p.m. In the event that the owner cannot be found or if the client fails to arrive within the time period stipulated and has not communicated his delay, the owner, his representative, Rentals in Italy decline all responsibility.
6 - Upon ArrivalOn arrival the client must show the passport or identity card to the owner or his representative to enable them to proceed with the necessary registrations according to the local law.
7 - Security depositWhen the keys are handed over to the client the deposit as stipulated in the property description must be paid, in cash, in Euros to the owner or his representative. Such amount will be refunded at the end of the holiday, less any deduction made for any damage caused to the property, or for any additional cost not included in the letting price. THE OWNER OR HIS REPRESENTATIVE MAY REFUSE ACCESS TO THE PROPERTY IF THE DEPOSIT IS NOT HANDED OVER. Should
the client decide to leave the property prematurely, the owner or his representative is authorized to refund the deposit to the client by post (less any eventual deduction for damages) only after having checked the inventory and the property in question. Rentals in Italy declines all responsibility in the case of dispute between the holiday-maker and the owner regarding the deposit.
8 - Order - Cleaning - Maintenance - HeatingThe properties will be handed over clean and tidy and in good working order. The holiday-maker is obliged to hand over to the owner or his representative the amount due as shown in the price list for the cleaning of the property (when requested). This amount does not, however, include the cleaning of the kitchen corner/the kitchen/the kitchenette with regard to dirty dishes, etc., nor the removal of rubbish, which are the customer's responsibility. If this has not been done, the owner or his representative is obliged to charge additional expense in addition to the amount due. Given the situation regarding energy supply and the laws currently in force, the use of heating (when it can be switched on and off, temperature, etc.) is controlled by regulations that vary from country to country. For example, heating may be turned on from November until April.
9 - External maintenance
The owner or his representative have, if necessary, free access to the property for essential maintenance purposes (garden, swimming pool, etc.).
10 - Properties
It's understood that the properties Rentals in Italy is offering are not always official tourist structures, such as hotels, residences, etc. but private houses. Being such, they do not have standards or categories recognized internationally; rather they reflect, in their architecture and furnishings, the local traditions and personal taste of the owner. And this is precisely the kind of holiday that Rentals in Italy is offering: to enter right into the culture of the area, living for a few weeks in the same surroundings as someone from the area. In order to experience this in the right spirit, it is important not only that you accept, but also that you know how to appreciate any differences in the properties Rentals in Italy is proposing in comparison with those where you normally live. On its part Rentals in Italy has been careful to choose such properties using a minimum and maximum quality range within which it maintains that any citizen of Europe and indeed of the world can find satisfaction. Rentals in Italy cannot exclude, however, the possibility that these differences may result in those minor inconveniences that - being connected with the particular characteristics of the architecture and of the traditions of the area - cannot be accepted as complaints.
11 – Disclaimer
Given that the advertised properties are administratively authorized by the local authorities to carry out the activity of a villa or holiday home, Rentals in Italy S.r.l. declines all responsibility in the event of non-compliance by the owners with respect to the provisions in force. Rentals in Italy does not accept any liability for any loss, damage, or additional expenses incurred by the holiday-maker or any member of the holiday-maker's party regardless of the cause. Rentals in Italy does not accept liability for any injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns or with the holiday- maker's accommodation or other circumstances as amounting to 'force majeur' or Acts of God or other similar events beyond Rentals in Italy's control.
12 - Other information
The cleaning or heating costs (including firewood) or extra electricity, or others expenses in some property are to be paid directly to the property owner prior to departure or at arrival. The amount and more details are always indicated for each property in the rental rules.
