1 - Letting

Bookings are made by Rentals in Italy srl on behalf of the owner or the manager of the property at the rates indicated in the price list that accompanies the information about the properties published on the website www.my-rental-homes.com .

Prices are based on current market conditions and are expressed in Euros. Currencies other than Euro are subject to change based on the exchange rates. Rentals in Italy S.r.l. reserves the right to modify the prices in the event of fluctuations in market prices. The services of Rentals in Italy S.r.l. are exclusively those listed in the present contract.

2 - Payments procedures

To confirm the reservation, a deposit that varies from 30% to 50% of the total amount due for the reservation is required, the balance is due between 60 and 45 days before the arrival date. The percentage of the deposit and the expiry date of the balance vary according to the property, the country in which it is located and the total cost of the booking. For reservations made less than 60 days before arrival, the customer is required to pay the full amount immediately. Prices are in euros and payments can be made in the following ways:

  1. Bank transfer
  2. Credit Card
  3. PayPal

3 - Cancellation and penalty clause

A) Free Cancellation Program

Rentals in Italy S.r.l. offers its customers the possibility of having a free cancellation up to 5 days from the arrival date, for the majority of the properties managed, respecting the following conditions:

In order for the Free Cancellation to be activated, the deposit must have been paid and the balance must have been settled by the due date as specified in the booking.

The total refund, for reservations cancelled from 59 days to 5 days before the check-in date,will be made within 10 days after the scheduled departure date as per the original booking.

The Free cancellation program is applicable provided that the following conditions are respected:

  • 1) The property must be part of the "Free Cancellation" program, which is specified and highlighted in the announcement under the "Important information" section.
  • 2) The payment procedures described in point 2 and the relative deadlines must be respected
  • 3) The required deposit must have been paid and the balance must have been settled by the due date as indicated in the booking confirmation
  • 4) The full refund for reservations cancelled from 59 days to 5 days before the check-in date, cannot be paid to the customer at the time of notification of his cancellation, but within 10 days from the scheduled departure date as per original booking.

The Free Cancellation is NOT applicable in the following cases:

  • 1) War, terrorism, nuclear or radioactive disasters
  • 2) The value of the booking is higher than 20.000 €
  • 3) The duration of the stay exceeds 90 days
  • 4) The client has received a voucher or moved the dates of the bookings made before 1st August 2020

Cancellations must be communicated via e-mail and will be countersigned by us and returned to the customer to confirm receipt of the cancellation.

B) Non-Refundable bookings

For properties that do not adhere to the "Free Cancellation" program, the following conditions apply:

In case of subsequent cancellation of the reservation confirmed by you with the payment of a deposit that varies between 30% and 50% of the total amount required for the reservation, the following penalties apply

The deposit paid to confirm the booking is Non-refundable, while the final balance is due no later than 60 days before the arrival date

Cancellations must be communicated via email and will be countersigned by us and sent back to you to confirm that we are aware of the cancellation.

4 - Minimum stay and prices

The minimum rental period is generally 3 nights for apartments and one week for villas. Rental prices are per night and per accommodation, expressed in Euros. Prices in currencies other than Euro are displayed for reference only and are subject to change based on currency exchange rates. Rentals in Italy S.r.l. reserves the right to change the price lists, in the event of fluctuation in market prices.

5 - Arrival and departure

Arrival: between 16:00 and 20:00 unless otherwise agreed in writing. Departure: within 10.00. Any change of arrival date and arrival time must be communicated to Rentals in Italy srl and approved by Rentals in Italy at least 7 days in advance. In case of unexpected delay of the arrival, the holiday maker must call Rentals in Italy customer service within 20:00 to the following phone number: +39 334 733 1902. In the event that the customer fails to arrive within the established time and has not communicated his delay, the owner, his representative, Rentals in Italy srl decline all responsibility for failure of check-in.

6 - Upon Arrival

Upon arrival the customer must show the passport or identity card to the owner or his representative to allow them to proceed with the necessary registrations required by the local law.

7 - Security deposit

When the keys are handed over to the customer, the security deposit as stipulated in the property description must be paid in cash, in euros to the owner or his representative. This amount will be refunded at the end of the holiday, less any deduction made for any damage caused to the property or for any additional costs not included in the rental price. The owner or his representative may refuse access to the property if the security deposit has not been handed over. In the event that the customer decides to leave the property prematurely, the owner or his representative is authorized to refund the security deposit to the customer by bank transfer (less any deductions for possible damages) only after verifying the inventory of the property. Rentals in Italy S.r.l. declines all responsibility in the event of a dispute between the holiday maker and the owner regarding the deposit.

8 - Order - Cleaning - Maintenance - Heating

The properties will be handed over clean, tidy and in good condition. The holiday maker is obliged to hand over to the owner or his representative the amount due for cleaning the property or for other additional costs, where applicable. However, this amount does not include the cleaning of the kitchen corner / kitchenette / kitchen with regard to crockery, cutlery, dirty dishes, etc., nor the removal of garbage, which are the customer’s responsibility. If this has not been done, the owner or his representative are authorized to charge additional costs in addition to the amount due. Given the situation relating to energy supply and the laws currently in force, the use of heating (when it can be turned on and off, temperature, etc.) is subject to the regulations that vary from a country to another.

9 - External maintenance

The owner or his representative, if necessary, have free access to the property for essential maintenance purposes (garden, swimming pool, etc.).

10 - Property

It is understood that the properties managed by Rentals in Italy srl are not always official tourist structures, such as hotels, residences, etc., but private houses. Being such, they do not have internationally recognized standards or categories; rather they reflect, in their architecture and furnishings, the local traditions or the personal taste of the owner. This is exactly the type of holiday that Rentals in Italy srl offers: to enter directly into the culture of the area, living for a few weeks in the same environment as someone from the area. To experience this with the right spirit, it is important not only to accept, but also to know how to appreciate any differences in the properties that Rentals in Italy offers. For its part, Rentals in Italy srl has been careful to choose such properties using quality standards to ensure that any citizen of the world can find satisfaction in the rented property. Rentals in Italy srl cannot exclude, however, the possibility that these differences may entail those small inconveniences which - being connected with the peculiar characteristics of the architecture and traditions of the area - cannot be accepted as complaints.

11 - Disclaimer

Rentals in Italy srl assumes no responsibility for any loss, thefts, damage or additional expenses incurred by the holiday-maker or any member of his party regardless of the cause. Rentals in Italy srl assumes no responsibility for injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riots or civil strife, terrorist activity (threatened or actual), natural disaster, fire, diseases, weather conditions, actions at an airport or port by any government or public authority, technical problems related to transport and airports regulations caused by technical, mechanical or electrical breakdowns or with the holiday-maker accommodation or other circumstances due to “force majeure” or other similar events.

12 - Other information

Cleaning or heating costs (including firewood) or extra electricity, or other expenses in some properties, must be paid directly to the owner on arrival. The amount of any extra costs, where provided, are always clearly indicated for each property in the section “Important Information” and “Rental rules”.
