1 - Letting

Bookings are made by Rentals in Italy s.r.l. as business brokers for the owner of the property at the prices indicated in the price list that accompanies the information about the properties. Prices are based on current market conditions and are expressed in Euros. Prices in currencies other than Euro are subject to change based on the exchange rates of the currencies. Rentals in Italy S.r.l. reserves the right to modify the prices in the event of fluctuations in market prices and of the exchange rate. The services of Rentals in Italy s.r.l. are exclusively those written in the present contract

2 - Payments procedures

To confirm the reservation, a deposit from 30% to 50% of the total amount due for the reservation will be required, the balance is due between 60 and 45 days before the arrival date. The percentage of the deposit and the expiry date of the balance varies according to the cost of the property and the country in which it is located. For reservations made less than 60 days before arrival, the customer is required to pay the full amount immediately. The reservation deposit is required in Euros and can be paid as follows:

  1. Bank transfer
  2. by credit card or Pay Pal

3 - Cancellation and penalty clause

A) Free Cancellation Program

Rentals in Italy S.r.l. offers its customers the possibility of having a free cancellation up to 7 days from the arrival date, for the majority of the properties managed, respecting the following conditions:

  • The property must be part of the “Free Cancellation” program, which is specified and highlighted in the published announcement of the property itself and on the booking confirmation.
  • The payment procedures listed at point 2 must be respected.te.

The reservation is fully refunded only if the cancellation notification is made between the 59th day and 7 days before the arrival date and if the payment procedures with the related deadlines have been respected.

The refund will be made within 15 days after the scheduled checkout date.

Cancellations must be notified by e-mail and will be countersigned by us and sent back to the user to confirm that we are aware of the cancellation.

The Free cancellation program is applicable for all stays starting from 1st August 2020 and whose duration does not exceed 90 days.

For properties that do not join the “Free Cancellation” program, the following conditions apply:

In case of subsequent cancellation of the booking confirmed by you with the payment of a 30% -50% deposit of the total amount requested for the booking, the following penalties apply:

With regard to Italy:

  • If the cancellation is notified from the booking day to the 91st day prior to arrival date, the booking deposit will be refunded less a 10% penalty of the deposit paid and less credit card or Pay Pal fees.
  • If the cancellation is notified from the 90th to the 60th day before the arrival date, the deposit paid to confirm the reservation will be retained
  • If the cancellation is notified from the 59th day until the day of arrival, the penalty fee will be 100% of the total amount quoted for the stay.

For reservations with a value above € 5.000 the deposit is no longer refundable, however, the lost amount can be reused for new reservations on other dates (even the following year) subject to availability and possible change of prices.

With regard to Greece and Spain:
A 50% Non Refundable Deposit is required upon confirmation, while the final balance is due no later than 60 days before the arrival date. However, in case of cancellation of the reservation the lost amount can be reused for new bookings on other dates (even the following year) subject to availability and possible change of prices.
Cancellations must be notified by e-mail and will be countersigned by us and sent back to the user to confirm that we are aware of the cancellation.

4 - Minimum stay and prices

The minimum rental period is generally 3 nights for apartments and one week for villas. In special cases, Rentals in Italy srl reserves the right to accept only reservations of at least two weeks in the months of July and August. Rental prices are per night and per accommodation, expressed in Euros. Prices in currencies other than Euro are displayed for reference only and are subject to change based on currency exchange rates. Rentals in Italy srl reserves the right to change the prices in the price list, in the event of fluctuation in market prices and the exchange rate.

5 - Arrival and departure

Arrival: between 16:00 and 20:00 unless otherwise agreed in writing. Departure: within 10.00. Any change of arrival date and arrival time must be communicated to Rentals in Italy srl and approved by Rentals in Italy at least 7 days in advance. In case of unavoidable delay of the arrival, the holiday maker must call Rentals in Italy srl customer service between 16:00 and 20:00 Tel. +393347331902. In the event that the owner cannot be found or if the customer fails to arrive within the established time and has not communicated his delay, the owner, his representative, Rentals in Italy srl decline all responsibility.

6 - Upon Arrival

Upon arrival the customer must show the passport or identity card to the owner or his representative to allow them to proceed with the necessary registrations required by Italian law.

7 - Security deposit

When the keys are handed over to the customer, the deposit as stipulated in the property description must be paid in cash, in euros to the owner or his representative. This amount will be refunded at the end of the holiday, less any deduction made for any damage caused to the property or for any additional costs not included in the rental price. The owner or his representative may refuse access to the property if the deposit has not been handed over. In the event that the customer decides to leave the property prematurely, the owner or his representative is authorized to refund the deposit to the customer by bank transfer (less any deductions for possible damages) only after verifying the inventory and the property. Rentals in Italy srl declines all responsibility in the event of a dispute between the holiday maker and the owner regarding the deposit.

8 - Order - Cleaning - Maintenance - Heating

The properties will be handed over clean, tidy and in good condition. The holiday maker is obliged to hand over the amount due to the owner or his representative as indicated in the price list for cleaning the property or for other additional costs, where applicable. However, this amount does not include the cleaning of the kitchen corner / kitchenette / kitchen with regard to dirty dishes, etc., nor the removal of garbage, which are the customer’s responsibility. If this has not been done, the owner or his representative is obliged to charge additional costs in addition to the amount due. Given the situation relating to energy supply and the laws currently in force in Italy, the use of heating (when it can be turned on and off, temperature, etc.) is controlled by regulations that vary from region to region. For example, the heating can be turned on from November to April. The costs for linen in some properties must be paid to the owner according to the price written in the property description.

9 - External maintenance

The owner or his representative have, if necessary, free access to the property for essential maintenance purposes (garden, swimming pool, etc.).

10 - Properties

It is understood that the properties managed by Rentals in Italy srl are not always official tourist structures, such as hotels, residences, etc., but private houses. Being such, they do not have internationally recognized standards or categories; rather they reflect, in their architecture and furnishings, the local traditions and the personal taste of the owner. This is exactly the type of holiday that Rentals in Italy srl offers: to enter directly into the culture of the area, living for a few weeks in the same environment as someone from the area. To experience this with the right spirit, it is important not only to accept, but also to know how to appreciate any differences in the properties that Rentals in Italy offers compared to those in which you normally live. For its part, Rentals in Italy srl has been careful to choose such properties using quality standards to ensure that any citizen of the world can find satisfaction in the rented property. Rentals in Italy srl cannot exclude, however, the possibility that these differences may entail those small inconveniences which - being connected with the peculiar characteristics of the architecture and traditions of the area - cannot be accepted as complaints.

11 - Disclaimer

Rentals in Italy srl assumes no responsibility for any loss, damage or additional expenses incurred by the holiday-maker or any member of his party regardless of the cause. Rentals in Italy srl assumes no responsibility for injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riots or civil strife, terrorist activity (threatened or actual), natural disaster, fire, diseases, weather conditions, actions at an airport or port by any government or public authority, technical problems related to transport and airports regulations caused by technical, mechanical or electrical breakdowns or with the holiday-maker accommodation or other circumstances due to “force majeure” or other similar events.

12 - Other information

Cleaning or heating costs (including firewood) or extra electricity, or other expenses in some properties, must be paid directly to the owner prior to departure or on arrival. The amount of any extra costs, where provided, are always clearly indicated for each property in the rental rules.
